I agree but would pack foam caulking rope around the shaft on the out side. A 
mask is all you need. Then you won't have to deal with flood while you change 
the packing. Getting the old out can take a few minutes and you need a hook 
which is a tool made to pull packing.  West marine has a dripless that I 
installed 3 years ago and have no drips.
