What I notice on the outside frame is that because it's not a complete frame
it has a space on each side where the frame meets and what happens is that
the caulking in there over the seasons become brittle and thats where the
water comes in. I cleaned the joint and used a sealant to fill the gab. The
leak had disappeared. I wish I would have tried that first before purchasing
the gaskets.

Ours leak in the rain. We have tried to revive the rubber gasket by rubbing
vasoline on them but it hasn't helped much.
