Well JJ I am not sure your on the right web site to feel love.
But If you have a Catalina 320 and have a problem this is the site.

 As for water intrusion, this could be present. My 1997 leaked on the genoa track on the port side . It was detected on the survey. Moisture meter reading. You could hire someone to do this if you like.
