I agree with Chris... check out coastal NC.
Year round sailing (but not every day!) with still reasonable housing costs. We are in a new home on a golf course and 4 minutes from our Marina....http://www.fhpoa.com/FairfieldHarbour.htm
We have quite a few friends who have retired here from MD. We came from western NY and really enjoy being able to sail more than 6 months a year.

Subject: [C320-list] Another Chesapeake Question
Since we seem to have so many Chesapeake experts available and boomers seem to number large on these lists, I figure this is a very good place to float this question.<br><br>Around the Chicago-metro area you can't get a nice new-ish 2500+ sqft home on an acre of land and within a half hour of a decent harbor, for under $400,000.
